Inspections & Estimates

Our standard roof inspection is $99 and includes a full visual assessment, photographs, and a detailed written report delivered within 24 hours. Pre-purchase inspections are $199 and designed for property buyers. Our $199 Roof Health Check is an independent second opinion service - if another contractor has done work on your roof, we'll verify you got what you paid for. We also offer free roof estimates if you just need a quote for repair or restoration work - no obligation.

Our inspector will conduct a thorough visual assessment of your entire roof, including tiles or sheeting, ridge caps, flashings, valleys, gutters, and downpipes. We perform a water test where applicable, take detailed photographs of any issues found, and provide you with a comprehensive written report within 24 hours. The report includes a prioritised list of repair recommendations and estimated costs.

It's preferred but not required. As long as we have safe access to your roof (for example, via a side gate), we can complete the inspection without you being present. If there are any access restrictions, locked gates, or pets we should know about, please let us know when you book.

We cover all suburbs across the Australian Capital Territory - from Gungahlin and Belconnen in the north to Tuggeranong and Tharwa in the south, and everything in between. We're based in Kambah and operate 7 days a week.

Roof Repairs

For emergency leak repairs, we can often attend same-day or next-day depending on availability and weather conditions. For non-urgent repairs, we typically schedule within a few days of your enquiry. Yes, all completed work performed by Leaky Roof is backed by a 5-year workmanship guarantee. This covers any defects in workmanship related to the specific repairs we carried out. Manufacturer warranties on materials are separate and are passed through to you as applicable.

Absolutely. We regularly do patch repairs - replacing a few cracked or broken tiles, re-bedding a section of ridge capping, or fixing a small area of flashing. We believe in honest assessments and will never push you into unnecessary work. If a few tiles is all you need, that's all we'll quote.

The most common causes of roof leaks in Canberra include broken, cracked, or slipped tiles, damaged or corroded flashing around valleys, ridges, and penetrations, degraded pointing and bedding on ridge caps, blocked or overflowing gutters, failed seals around skylights and vents, and general wear and tear from Canberra's extreme temperature swings. A roof inspection can identify exactly where the problem is.

Roof Restoration & Replacement

A roof restoration refreshes and extends the life of your existing roof. It typically includes high-pressure cleaning, re-bedding and re-pointing ridge caps, repairing cracks and chips, and applying a protective membrane coating. A roof replacement involves removing the entire existing roof and installing a brand new one. Restoration is usually suitable when the roof structure is sound but the surface is degraded, while replacement is needed when the roof is beyond economic repair.

A typical roof restoration takes 3 to 5 days, depending on the size of the roof, its current condition, and weather. Larger homes or roofs with significant repair needs may take longer. We'll provide a clear timeline in your quote so you know what to expect.

Roof restoration costs vary widely depending on the size of your roof, its condition, the materials involved, and the scope of work required. As a general guide, most residential roof restorations in Canberra range from $5,000 to $20,000 or more. Yes, tile-to-Colorbond conversions are one of our specialties. The process involves removing all existing tiles, assessing and preparing the roof structure, installing new Colorbond sheeting, sarking, insulation, flashings, and gutters. We manage the full BA (Building Approval) process for you, including the engineer, certifier, and builder sign-off required in the ACT. It's a major upgrade that reduces weight, eliminates tile maintenance, and transforms the look of your home.

Gutters & Drainage

Yes, we provide full gutter replacement using quality Colorbond materials. We also install and replace Colorbond fascia covers, Colorbond barge covers, downpipes, and gutter guards. Whether you need a single section replaced or a complete perimeter upgrade, we can help.

Fascia covers are Colorbond metal covers that wrap over the existing fascia timber to protect it from weather damage and rot. They are not timber boards - they are low-maintenance metal coverings. Similarly, barge covers are Colorbond metal covers fitted along the roof edges (barges). Both fascia covers and barge covers give your roofline a clean, modern finish while protecting the underlying timber.

We recommend cleaning your gutters at least twice a year - typically in autumn after the leaves fall and in spring before the storm season. If you have overhanging trees, particularly eucalyptus or pine, you may need to clean them more frequently - every 3 to 4 months. Blocked gutters can cause water to overflow and damage your fascia, walls, and foundation. Consider gutter guards to reduce the frequency of cleaning.

Payment & Booking

We accept credit and debit card payments (Visa, Mastercard, American Express) processed securely through Stripe. We also accept bank transfer (EFT) for invoiced work. Inspection fees are paid at the time of booking. For larger projects, payment terms are outlined in your quote.

Yes. If you cancel or reschedule with more than 24 hours notice before your appointment, there is no charge and any inspection fee paid will be refunded in full. If you cancel with less than 24 hours notice, the inspection fee is forfeited (this does not apply to free estimate appointments). Yes, for major projects such as roof replacements, restorations, or tile-to-metal conversions, we can arrange staged payment plans. Typically this involves a deposit before work begins, a progress payment at an agreed milestone, and a final payment on completion. We'll discuss payment options with you at the quoting stage so you know exactly what to expect.
