How Much Does a Roof Repair Cost in Canberra?
Wondering what a roof repair will set you back in Canberra? This guide breaks down typical costs by repair type, what drives the price up or down, and how to get the best outcome for your home.
Roof restoration is the single most common piece of major work we quote in Canberra, and the first question is almost always the same: what is this going to cost? This guide gives you the real ranges we work to, explains what sits behind each number, and shows you how to tell whether a restoration is the right spend on your roof at all. If you would rather skip straight to the service detail, our roof restoration page covers the full process.
Pricing comes down to three things: your roof material, the size of your home, and the condition of the roof on the day we inspect it. These are our current ranges for a single-storey home, all inclusive of GST.
| Roof type | Typical price range |
|---|---|
| Concrete tile | $11,000 - $18,000 |
| Terracotta tile | $12,500 - $20,500 |
| Metal / Colorbond | $5,500 - $9,500 |
Terracotta sits above concrete because the tiles are heavier, more fragile, and slower to work on safely. Metal sits well below both because there are no ridge caps to re-bed and no individual tiles to replace, so the job is mostly clean, treat, and re-coat.
Double-storey homes are broadly similar in price to single-storey. The roof area is often smaller, but access requires additional safety equipment and time, and the two effects largely cancel each other out.
Roof area is the biggest single driver, so it is worth looking at the numbers by house size rather than as one flat range. These figures are for single-storey homes, inc GST.
| Home size | Concrete tile | Terracotta tile |
|---|---|---|
| 2 bedroom | $8,000 - $13,500 | $9,000 - $15,000 |
| 3 bedroom | $11,000 - $18,000 | $12,500 - $20,500 |
| 4 bedroom | $15,500 - $25,500 | $17,000 - $28,500 |
| 5 bedroom | $20,500 - $34,000 | $23,000 - $38,000 |
A typical three-bedroom home in Kambah, Wanniassa, or Kaleen carries roughly 150 to 200 square metres of roof. Larger homes in Nicholls, Garran, or O'Malley with complex roof lines can run past 250 square metres, which is why the upper bands climb the way they do.
A full restoration from Leaky Roof includes:
Every restoration comes with a 5-year workmanship guarantee, and the coating products carry their own manufacturer warranty, typically 10 to 15 years.
Two homes with the same floor plan can quote differently. These are the factors that move the number:
None of these are surprises we spring on you later. They are assessed on site and priced into the written quote before anything starts.
Most Canberra homes take three to five working days, spread over a week or two so the coats can cure fully. We schedule around Canberra's weather and we never apply coatings in frost, heavy wind, or rain, so we may reschedule a day if conditions are unsafe. We will always rebook you promptly and keep you informed. Rushing cure time is the reason poorly done restoration work starts peeling within a couple of years, and it is not a corner we cut.
Restoration works when the underlying roof structure is sound and the covering material still has serviceable life in it. Done properly, it extends your roof's life by 10 to 15 or more years.
Replacement is the right call when:

For a roof in reasonable structural condition, yes. Restoration is substantially less than full replacement, which for a concrete tile roof starts from around $32,500 - $54,000, and for terracotta from around $49,500 - $82,500. A restoration at $11,000 - $18,000 that adds 10 or more years to a tile roof represents strong value.
That is particularly true in Canberra. Frost cycles crack ridge mortar, high-altitude UV degrades coatings, and the swing between sub-zero mornings and 40-degree afternoons works fixings loose. Our roofs wear faster than the same roof would in a milder city, which is also why leaving a tired roof alone rarely saves money in the long run.
Members of our Roof Guardian Plus or Ultimate Roof Protection packages receive a 10-15 percent member discount on roof repairs as a benefit of their membership, which is worth considering if you want ongoing scheduled care alongside the restoration work.
We would rather tell you this before you spend the money. A restoration does not repair a sagging or water-damaged roof frame, it does not add sarking to a roof that never had any, and it does not turn a roof that is at the end of its material life into a new one. Coating over those problems hides them for a season and costs you twice. If that is what we find on site, we will say so and quote the work that actually solves it.
The only way to know your real cost is an on-site assessment. Roof area, pitch, ridge length, and condition cannot be judged from a satellite image or over the phone. We offer two options:
