The Professional Roof Repair Process - Start to Finish

Discovering a roof leak is stressful. Water coming into your home feels urgent, and you probably have questions: How quickly can it be fixed? What will it cost? Will the roofer need to be here all day? Will they make a mess?

Understanding the process helps reduce that stress. Here is a straightforward guide to what happens when you engage a professional roofer for leak repairs, based on how we handle it at Leaky Roof across all our jobs in the ACT.

Step 1: Initial Contact and Information Gathering

When you first call or book online, we will ask a few key questions to understand the situation:

  • Where is the leak showing inside the home? (Which room, where on the ceiling or wall)
  • When did you first notice it? Does it only happen during rain?
  • What type of roof do you have? (Tile, metal, or not sure)
  • Is it actively leaking right now, or just showing staining?
  • What is your address?

This information helps us prioritise and prepare. An active leak during a storm is treated as more urgent than a stain that has been there for weeks. It also helps the roofer arrive with the right tools and materials for your roof type.

Step 2: On-Site Inspection

When our roofer arrives, the first step is always a thorough inspection. This typically takes 30 to 60 minutes depending on the roof size and complexity. The inspection involves:

Internal check: Looking at the affected area from inside the home, checking the ceiling cavity if accessible, and tracing the water path. Water often travels along battens and rafters before dripping onto the ceiling, so the entry point on the roof may be metres away from the stain on your ceiling.

External roof inspection: Getting up on the roof (with proper safety equipment) to inspect the area above and around where the leak is presenting. The roofer checks tiles, flashings, valleys, ridge caps, and any penetrations (skylights, vents, antenna mounts) in the area.

Broader assessment: While on the roof, a good roofer will also note any other issues that could cause future problems - cracked tiles elsewhere, deteriorating pointing, clogged gutters. This gives you a complete picture of your roof's condition, not just the immediate leak.

Step 3: Diagnosis and Quote

After the inspection, the roofer will explain what they have found, what is causing the leak, and what is needed to fix it. For straightforward repairs - a cracked tile, a failed flashing seal, loose pointing - the diagnosis is usually clear-cut.

For more complex leaks, particularly those involving multiple potential entry points or hidden damage, the roofer may need to do targeted water testing to confirm the source. This involves running water over specific areas of the roof with a hose while someone watches inside for water ingress.

You will receive a quote that includes the diagnosis, the proposed repair, materials, labour, and the estimated time. For small repairs, this may be verbal. For larger jobs, we provide a written quote within 24 hours.

Step 4: The Repair

Once you approve the quote, the repair work begins. The timeline depends on the nature and scope of the repair:

Minor repairs (1 to 3 hours):

  • Replacing a few cracked or broken tiles
  • Resealing a flashing
  • Re-pointing a section of ridge caps
  • Clearing a blocked valley or gutter
  • Replacing a short section of gutter or downpipe

Moderate repairs (half day to full day):

  • Full ridge cap re-pointing
  • Valley flashing replacement
  • Multiple tile replacements across the roof
  • Flashing replacement at a wall junction or chimney

Major repairs (1 to 3 days):

  • Full ridge re-bedding and re-pointing
  • Multiple valley replacements
  • Extensive tile replacement
  • Structural timber repairs due to prolonged water damage

Many small to moderate repairs can be completed on the same day as the inspection. For same-day repairs, the roofer will carry common materials on their vehicle. Larger jobs may require a return visit once specific materials are sourced.

Step 5: Testing and Verification

After the repair is completed, a thorough roofer will test the repair before leaving. This typically involves running water over the repaired area with a hose and checking inside for any signs of continued water entry. This verification step is critical - it confirms the correct source was identified and that the repair is effective.

We always test our repairs before we leave site. If the test reveals that water is still entering, we investigate further at no additional cost until the source is found and fixed.

Step 6: Clean Up and Documentation

The work area should be left clean and tidy. Any debris from the repair - old tiles, mortar, flashing offcuts - should be removed. Old materials are disposed of responsibly. We also check gutters to ensure no repair debris has fallen in and created a new blockage.

You should receive documentation of the work completed, including what was found, what was done, and any recommendations for future maintenance. This documentation is valuable for your records, for insurance purposes, and for when you eventually sell the property.

Typical Repair Costs in the ACT

Every roof and every leak is different, but here are indicative costs for common repairs in the Canberra market:

  • Single tile replacement: $25 to $60
  • Flashing reseal: $150 to $400
  • Ridge cap re-pointing (per linear metre): $30 to $50
  • Valley flashing replacement: $600 to $1,500 per valley
  • Gutter repair or section replacement: $200 to $600
  • Full re-bed and re-point: $1,500 to $4,000

Most leak repairs we do in Canberra fall in the $200 to $800 range. The key to keeping costs down is catching problems early - a $50 tile replacement today prevents $3,000 of ceiling damage next winter.

How Long Does It Take to Get a Roofer?

For non-urgent leaks (staining, slow drip, no active rain), we typically schedule inspections within 3 to 5 business days. For urgent leaks during or after storm events, we prioritise emergency callouts and aim to attend within 24 to 48 hours.

During major weather events - like the storm seasons Canberra regularly experiences from October to March - demand for roofers spikes dramatically. Having your roof regularly maintained means you are less likely to need emergency repairs when every other homeowner is also calling for help.
