Colorbond Roof Replacement in Canberra - What to Expect

Colorbond steel has become the most popular roofing material in new Canberra builds and is increasingly chosen for replacements. Lighter than tile, extremely durable in our harsh ACT climate, and requiring far less maintenance over its lifespan, it is a practical investment for most homeowners. But how much does it actually cost?

Colorbond roof replacement in Canberra typically falls into two scenarios: a metal-to-metal re-roof (replacing an existing metal roof with new Colorbond), or a tile-to-Colorbond conversion (removing tiles and installing a new metal roof system). Each has different cost drivers.

Metal-to-Metal Colorbond Re-Roof

Replacing an existing metal roof with new Colorbond is the more straightforward of the two scenarios. The old sheeting is removed, the underlying battens are inspected and replaced where needed, and new Colorbond sheeting is installed. This type of job typically costs $235 to $295 per square metre depending on storey and access (based on our current schedule: $235.40/m2 for single storey, $294.25/m2 for double storey, inc. GST). These are per-m2 supply-and-install rates; the total depends on your roof area and any additional work required.

For a typical Canberra home with a roof area of 150 to 180 square metres, a single-storey metal re-roof typically costs in the range of $35,000 to $45,000, including removal of the old roof, new sarking, Colorbond sheeting, ridge capping, flashings, and all associated labour. A minimum job charge applies to all work, so smaller roofs will not simply scale proportionally.

Tile to Colorbond Conversion

Converting from concrete or terracotta tiles to Colorbond involves more work: tile removal, structural inspection of battens and rafters, installation of new sarking, and then the metal roof system. In the ACT, this type of work also requires a Building Approval, engineering sign-off, and a certifier - which adds both time and cost.

Concrete tile-to-Colorbond conversions start from $224.40/m2 for single storey, $280.50/m2 for double storey (inc. GST, based on our current schedule). Terracotta tile conversions typically run higher due to the added weight and care involved in tile removal: $366.30/m2 single storey, $403.70/m2 double storey. Again, these are per-m2 rates and the full job cost includes minimum job charges and any additional structural work discovered during the process.

For a 150 to 180 square metre single-storey home with concrete tiles, a full tile-to-Colorbond conversion generally costs in the range of $38,000 to $55,000 all-inclusive, incorporating the BA approval, engineer's report, certifier fee, tile removal, new sarking, Colorbond sheeting, ridge caps, flashings, gutters, and downpipes. Homes with terracotta tiles or more complex roof lines will sit towards the upper end of that range.

What Drives the Cost?

Several factors influence the final price of a Colorbond roof replacement in Canberra:

1. Roof Size and Pitch

Larger roofs simply require more materials and more labour. Roof area is measured in square metres (not floor area - the actual pitched surface is typically 15 to 30 percent larger than the footprint). Steep pitches require additional safety measures and take longer to work on safely.

2. Storey and Access

Double-storey homes require elevated work platforms or scaffolding, which increases both the material cost and the labour time. Homes on sloping blocks - common in suburbs like Red Hill, Ainslie, Farrer, and parts of Weston Creek - may require scaffolding even for single-storey work.

3. Roof Profile Choice

Standard Corrugated Colorbond (CGI mini .42mm) is the most common and cost-effective profile. Klip-Lok (a concealed-fix profile popular in contemporary builds) costs slightly more at $291.50/m2 single storey (inc. GST). Maxirib (.42mm cladding) is another option at $369.49/m2 single storey. The profile you choose affects both aesthetics and price.

4. Condition of the Existing Structure

If the inspection reveals damaged or rotted battens, compromised rafters, or inadequate sarking, these will need to be addressed as part of the replacement. This is especially common in older Canberra homes in suburbs like Downer, Braddon, and Narrabundah, where original timber framing may have been affected by decades of freeze-thaw cycling and condensation.

5. ACT Building Approval Requirements

Any tile-to-metal conversion in the ACT requires a Building Approval. This involves engaging an engineer (for a structural report confirming the modified roof loads are acceptable) and a certifier (to approve the work). We manage the full BA process on your behalf, but the associated fees - typically $1,500 to $3,500 depending on the complexity of the assessment - are an additional cost beyond the roof installation itself.

Why Colorbond Suits Canberra

Canberra's climate puts unusual demands on roofing materials. Our extreme UV exposure (high altitude, clear skies), severe frost cycles, hailstorms, and strong winds all take a toll on tile roofs over time. Colorbond has several advantages in this environment:

  • Hail resistance: Standard .42mm Colorbond sheet handles typical Canberra hailstones well. Tile roofs, by contrast, are frequently cracked by hail - a significant ongoing repair cost in ACT.
  • No ridge cap failures: Tile roofs require re-bedding and re-pointing of ridge caps every 10 to 15 years as mortar fails through frost damage. Colorbond ridge caps are mechanical fixtures - no mortar, no re-pointing.
  • Lighter weight: Concrete tiles weigh approximately 45 to 55 kg/m2. Colorbond sheeting is around 4 kg/m2. The structural load reduction is significant - particularly relevant for older ACT homes designed with minimal margins.
  • Lower ongoing maintenance: A correctly installed Colorbond roof typically needs very little maintenance beyond keeping gutters clear and checking flashings after extreme weather events.
