How Much Does a Roof Repair Cost in Canberra?
Wondering what a roof repair will set you back in Canberra? This guide breaks down typical costs by repair type, what drives the price up or down, and how to get the best outcome for your home.
Gutters are one of the most overlooked parts of a Canberra home - until they fail. A blocked, cracked, or poorly-fitted gutter system can cause water to pool against the fascia, seep behind cladding, and damage foundations. When gutters reach the end of their life or are damaged beyond repair, replacement is the most cost-effective long-term solution.
So what does gutter replacement cost in Canberra? Pricing is per lineal metre of gutter run, with additional costs for downpipes, fascia covers, and accessories. Here is a breakdown based on our current ACT pricing schedule (all prices include GST).
Quad gutters (the standard, curved-profile gutter most common in Canberra's established suburbs) in Colorbond are priced as follows from our current schedule:
These rates cover removal of the old gutter, supply and installation of new Colorbond quad gutters, and basic connection to existing downpipes. A minimum job charge applies to all work, meaning the per-metre rate does not scale linearly for very short runs.
A typical single-storey Canberra home on a standard block has approximately 30 to 50 lineal metres of guttering. At the single-storey rate, that represents a total gutter replacement cost of approximately $4,620 to $7,700 for gutters alone (not including downpipes or fascia covers). Larger homes with hip roofs or more complex perimeter lines will have more lineal metres and correspondingly higher costs.
Fascia covers are the Colorbond capping that goes over the front face of the fascia board. They are typically replaced at the same time as gutters, both to protect the underlying timber and for a clean, consistent finish. Pricing from our current schedule:
Many homeowners choose to replace gutters and fascia covers at the same time, as they are typically installed together and the combined job is more efficient than doing them separately.
Downpipes are priced per downpipe run (not per lineal metre) due to the labour involved in installation and connection. Our current pricing for standard 50mm or 100mm round downpipes:
A typical Canberra home will have 4 to 8 downpipes depending on the roof design, gutter layout, and block drainage requirements.
Gutter guards prevent leaf and debris accumulation - a particular concern in Canberra's leafy inner suburbs (Forrest, Yarralumla, Red Hill, Deakin) and near reserves. They are most cost-effective when installed at the same time as new gutters. From our current schedule:
The single biggest driver is how much guttering your home has. A small townhouse in Tuggeranong might have 20 lineal metres; a large family home in Nicholls or Garran with a complex roofline could have 60 or more. The only way to know your actual lineal metre count is to measure it on-site.
Double-storey and third-storey work requires elevated work platforms or mobile scaffolding, which increases labour time and cost. As noted above, this is reflected in the per-metre rate increasing with storey height.
If the existing timber fascia boards are rotted or damaged (a common finding in older homes in Canberra's inner suburbs), they will need to be replaced before the new Colorbond covers and gutters can be installed. Timber fascia board replacement runs from $214.50 per lineal metre for single-storey work (inc. GST), which can add meaningfully to a full gutter and fascia replacement job.
Some Canberra homes - particularly flat-roofed townhouses, older commercial buildings, and some mid-century houses in inner suburbs - have box gutters rather than standard eave gutters. Box gutters are considerably more expensive to replace: $231.11/lm at first storey for concrete tile (inc. GST). If your property has box gutters, expect the replacement cost to be significantly higher than for standard quad gutters.
Like most trades, gutter replacement has a minimum job charge. If you only need a short run of guttering replaced, the minimum charge means the per-metre rate implied by a small job will be higher than the schedule rate. Where possible, it makes financial sense to combine gutter work with other roof maintenance or repairs in a single call-out.
If you notice any of the following, it is worth having your gutters assessed by a professional:
In Canberra's climate, gutters are particularly vulnerable to stress from ice build-up in winter (which adds weight and can deform brackets) and UV degradation over summer. Early suburban areas like Belconnen and Tuggeranong from the 1970s and 1980s often have gutters reaching or past the end of their effective lifespan.
