Tile-to-Colorbond conversions have become one of the most common roofing projects we carry out across Canberra. Here is a full breakdown of what a tile-to-Colorbond conversion costs in Canberra, based on our current ACT pricing schedule.

Base Conversion Rates (Per Square Metre, inc. GST)

Conversion costs are calculated per square metre of actual roof surface area (not floor area). Our current supply-and-install rates are:

Concrete Tile Roofs

  • Single storey: $224.40/m2 (inc. GST)
  • Double storey: $280.50/m2 (inc. GST)
  • Third storey: $276.10/m2 (inc. GST)

Terracotta Tile Roofs

  • Single storey: $366.30/m2 (inc. GST)
  • Double storey: $403.70/m2 (inc. GST)
  • Third storey: $530.20/m2 (inc. GST)

Terracotta tiles are more expensive to handle than concrete due to their greater fragility during removal, the care required to avoid substrate damage, and the additional disposal considerations. Most Canberra homes built before the 1980s in suburbs like Deakin, Griffith, Red Hill, and Yarralumla have terracotta tiles.

What the Conversion Rate Includes

The per-m2 rate above covers:

  • Removal and disposal of existing tiles
  • Inspection and repair of the existing batten structure
  • Supply and installation of new heavy-duty sarking (foil insulation layer)
  • Supply and installation of new Colorbond steel roofing (standard corrugated profile)
  • All ridge capping, hip capping, and barge trim in Colorbond
  • Re-flashing of all penetrations (skylights, plumbing vents, chimneys, valleys)
  • Clean up and removal of all waste from site

It does not include gutters and downpipes, which are separate line items (see our gutter replacement cost guide), nor does it include the Building Approval fees (see below).

ACT Building Approval - A Mandatory Cost

Any conversion from tile to metal in the ACT requires a Building Approval from the ACT Government before work can commence. This is not optional. The BA process involves:

  • A structural engineer's report: The engineer assesses whether the existing roof framing is adequate to support the new metal system and confirms the modified loads comply with the National Construction Code. This typically costs $800 to $1,500 depending on the engineer and the complexity of the roof.
  • Building Certifier approval: A licenced ACT building certifier must approve the BA and inspect the completed work. Certifier fees are typically $600 to $1,200 for a standard residential conversion.
  • ACT Government lodgement fee: The Access Canberra lodgement fee for a standard BA is currently a few hundred dollars.

Total Cost for a Typical Canberra Home

Combining the per-m2 rate with the BA cost and a typical gutter replacement (which most conversions include), here is what a full tile-to-Colorbond conversion typically costs for a representative Canberra home:

  • 3-bedroom single-storey, concrete tiles, 170m2 roof area: Conversion at $224.40/m2 = approximately $38,148 for the roof, plus gutters and downpipes ($5,500 to $8,500 depending on lineal metres), plus BA ($1,500 to $3,500). Total: approximately $45,000 to $55,000.
  • 4-bedroom double-storey, concrete tiles, 220m2 roof area: Conversion at $280.50/m2 = approximately $61,710 for the roof, plus gutters and downpipes, plus BA. Total: approximately $70,000 to $85,000.
  • 3-bedroom single-storey, terracotta tiles, 170m2 roof area: Conversion at $366.30/m2 = approximately $62,271 for the roof, plus gutters and downpipes, plus BA. Total: approximately $70,000 to $80,000.

These are indicative ranges only. Actual costs depend on the true roof area (measured on-site), the pitch, the number and condition of penetrations, any structural remediation required, and access conditions specific to your property. A minimum job charge applies to all work.
